General Fund Dues are $100 for 2026. In November 2025 the membership approved the 2026 budget, including the 2026 General Assessment amount, which is again $100, the maximum allowed currently by our CC&Rs.

*The most recent Special Assessment related to funding Security Services was last approved at the end of 2022, and was for $90 per year for three years (2023, 2024, and 2025). The current security services contract expires after January 31, 2026. The Board is actively negotiating a new contract and will bring forward a recommendation for a new special assessment when and if needed.

Process:

• Invoices for current year dues are mailed out in December and arrive in January. A statement of any back dues owed will be included.

• If we have your email address, we’ll also email your Annual Invoice and you can pay online. Use this Form to make sure we have your email address for billing purposes.

• A statement of any back dues owed is mailed in April and September.

• A Demand Letter is mailed the second half of the year for those neighbors who are two years behind in dues or more.

• If still not paid by the date specified in the Demand Letter, then the Treasurer may initiate a Small Claims Court case for unpaid dues.
